My name is Gabe Sirkin
I’m a commercial real estate developer focused on sourcing and executing retail development opportunities across the country, and an owner-operator of a Grease Monkey franchise.

I’m currently developing a 5-unit luxury townhome project in Pittsburgh’s Strip District, designed by Cipriani Studios, where I structured a creative partnership with our GC to align incentives and maximize execution.
​
To date, I’ve led and sourced over 75 transactions totaling more than $200MM in deal volume, including 11 development deals completed as a principal with partners. I’ve sourced hundreds of opportunities and typically have dozens of active deals in process at any given time.
​
My approach is very execution-driven. I focus on finding off-market or overlooked sites where we can create value through entitlements, site planning, and creative deal structuring. I typically work with a tenant in tow, which allows us to move quickly, execute, and secure deals. Closing with signed leases and entailments in hand, further de-risks the deals and helps us obtain attractive financing.

My experience spans primarily single-tenant retail and outparcel developments, with additional work on larger retail projects, including projects exceeding 60 acres, where I navigate entitlements, site constraints, and municipal approvals, including TIF structures when applicable.

I’ve worked with many of the top retailers in the country on their expansion efforts, both as a broker and as a principal, including QuikTrip, Target, 7Brew, Chipotle Mexican Grill, Chick-fil-A, McDonald's, Murphy USA, Taco Bell, Starbucks, Popeyes, Take 5 Oil Change, Dollar General, O'Reilly Auto Parts, and Tractor Supply Company.

I started my career in retail brokerage, working closely with developers across the country, and later served as Director of Restaurant Leasing at Starwood Retail Partners. In 2020, I made the decision to go all-in on development and founded Solomon Acquisitions, where I now partner with GTZ Properties to execute the deals I originate.

In addition to development, I own and operate a highly scalable Grease Monkey franchise through an OpCo/PropCo structure.

Originally from New York, I’m a graduate of Ohio University and live in Pittsburgh with my wife Julia, who works in the nonprofit space, our son Ezra and Bernadoodle Benji. When I’m not working on deals, I enjoy golf, skiing, squash, and staying active.
